AS-BUILT SPOT CHECKING - TERMS and CONDITIONS

 

This document forms part of the agreement for the provision of as-built measurement services by Dochia Interior Design. It outlines the scope, limitations, and professional assumptions made when spot-checking is used in lieu of full-field measurement.

1. Scope of Work

Measurements will be conducted based on key areas and predetermined locations, as discussed with the client. This method involves spot-checking key dimensions rather than comprehensive measurement of the entire premises.

2. Professional Assumptions

In proceeding with spot-check as-builts, the following assumptions will be made:

• Existing major delineation walls (interior partitions) and unit demising walls are correctly placed and constructed per cad drawing provided.
• Areas not directly measured are assumed to reflect site conditions and will not be verified.
• Exterior envelope and demising partitions will remain unchanged and are not included in the verification process unless otherwise agreed.

3. Measurement Tolerance

• Minor discrepancies in the range of 2 inches (5 cm) are considered within typical industry tolerance for spot-checked drawings.
• In the event of discrepancies within this range, adjustments will not be made and cad will remain as is unless deemed necessary to change to adjust adjacent areas.

• For discrepancies greater than 2 inches, we will provide a diagram-report indicating the location of the discrepancy that will be redistributed within non-critical zones or design areas and, if applicable, whether the error impacts functional areas and what is our recommended resolution or notation of the assumption made for continued work.

4. Limitations and Use of Drawings

• Spot-checked as-builts are suitable for conceptual design, planning, and feasibility studies, and working drawings, not for direct construction without further verification.
• Prior to construction, required dimensions must be field-verified by trades prior to execution.
• Dochia is not liable for construction delays or costs incurred due to site discrepancies not within our measured scope.

5. Reporting and Transparency

In the event that errors or inconsistencies are detected during the drafting process:
• We will produce a Discrepancy Report outlining the deviation and our method of reconciliation.
• Any adjustments made in CAD will be based on best-fit alignment across all measured reference points.
• Clients will be notified of any assumptions or limitations relevant to the drawings produced.

6. Internal Measurement Process

Our standard spot-check protocol includes:
• Visiting the site and confirming overall layout per scope.
• Measuring key functional areas and open-concept spans.
• Arbitrarily verifying select dimensions for cross-reference and accuracy.
• Ensuring dimensional consistency across all measured zones.

7. Client Responsibility

The client agrees to review and approve the as-built drawings with the understanding of the above limitations. If critical dimensions are essential for construction or procurement, full measurement services or third-party verification is strongly recommended.
